Representatives of OPUS Development will present revised plans for a 12-story mixed-use building (217 apartments and 10,000 s.f. of retail space) proposed for the former Heart Association site at 4643 Lindell Blvd. to the City of St. Louis Preservation Board Monday, January 27 at 4 p.m. The meeting will be held at 1520 Market Street, Suite 2000, and is open to the public.
The CWEA Planning and Development Committee has met frequently with OPUS over the past 2 months in an effort to address numerous concerns regarding the proposed project. See previous post here.
Among the issues that remain unresolved, perhaps none is more important to the future of the CWE than insufficient parking capacity and inadequate on-site provisions for service vehicles, especially moving vans. See related photos below, taken earlier this week on Union Blvd. Currently, there is no off-street provision for moving vans of the type shown in the photos. The solution proposed by OPUS is to require that smaller trucks be used for move-in/move-out activities. The P&D Committee is concerned that that is an unenforcable policy and that, inevitably, large trucks will be required to load and unload from curbside on Euclid Avenue, resulting in fewer metered parking spots available for general use and further traffic congestion at an already busy intersection.
The P & D Committee will present its concerns to the Preservation Board and will recommend that action on the proposal be tabled until such time as outstanding issues are resolved. Interested citizens are welcome to attend the meeting.
