Urban Grocer Fields Foods to open at CWE’s Lofts@Euclid

(Peoria, IL, October 2, 2018) – The Central West End’s Lofts@Euclid will soon welcome urban grocer Fields Foods to its 625 N. Euclid location. Cullinan Properties, which opened its 87-unit loft development in 2016, is pleased to announce that Fields Foods plans to open its doors for business at Lofts@Euclid later this year.

 

Fields Foods will occupy the remaining 8,186 square feet of commercial space on the ground floor of the building. The grocer will join the Medicine Shoppe, also located at Lofts@Euclid. Construction is expected to begin mid-October and the store plans to open this winter.

 

Chris Goodson, owner of Fields Foods, said the expansion into St. Louis’ Central West End is part of Fields Foods’ larger growth plan as a true urban grocer.  “We are excited to be the corner store in a tremendous development like Lofts@Euclid, where residents can literally take the elevator down and shop in their pajamas,” stated Goodson. “We are equally excited to work with many others to crack the ‘Delmar Divide’ and continue our mission of turning food deserts into former food deserts.”

The building that is now home to Lofts@Euclid was built in 1910, and originally served as the headquarters for the Langan & Taylor Company. It served as a furniture warehouse for many years, and has maintained many of the original architectural features.

 

Loft units have soaring 12-foot ceilings and many luxurious amenities including wood floors, granite countertops, large windows and a fitness center. The rooftop features a club lounge, pool table, outdoor firepit, outdoor grilling area, hot tub, sun deck, lounge chairs, a sound system, and lawn sports playing field with a variety of games equipment.

The occasionally intrusive sounds of construction have abated somewhat as structure for the 12th and final story has been placed on the 177-unit Opus project at Euclid Avenue and Lindell Boulevard. Meanwhile, there are three additional apartment projects under construction in the CWE on the Euclid corridor alone. Another is underway on Olive Street west of Taylor Avenue. 

Once these apartments are occupied more people on the street will be a good thing, but getting there has been messy, inconvenient, and really noisy for those of us who live nearby. I yearn for a return to the day when the only sounds I hear are whatever normal was – long before I overheard someone brand the many construction cranes as the neighborhood bird.

If you've wondered, as I have, how so many apartments coming on the market at approximately the same time would find occupants, you needn't have given it a second thought. This post centers on Lofts@Euclid, an 87-unit apartment project at the corner of Euclid Avenue & Delmar Boulevard developed by Cullinan Properties located in Peoria, Illinois. Though the gut-rehab of the 6-story building is ongoing, the first tenants started moving in 8 weeks ago.

When I visited the display apartments recently, MLP Property Management's Sarah Moran and Cullinan Properties' Scott Bishop, shown above, reported that the project is already 52% leased. The majority of tenants have a connection to St. Louis University, Washington University or BJC. Seattle transplant Regina Mooney is an exception. She's the new president of St. Joseph's Academy in Frontenac, whom I met at Silo Coffee at TechArtista last week. She said she loves her apartment, and that she and her yellow Lab are having a great time exploring her new neighborhood too.

There are 24 floor plans to choose from at Lofts@ Euclid. Soaring 12' 9" ceilings, large windows, wood floors, and high-end finishes are standard throughout. The photos above and below show an example of a two-bedroom, two-bath 1250 s.f. corner unit that leases for $2259 to $2349 per month.

Some of the 500 to 600 s.f. studio apartments (not photographed) include a ship's ladder to a loft space for additional storage, $959 to $1019 per month. 

One the most desirable units, still under construction, is the 1-bedroom, 1-bath penthouse apartment located on the southwest corner of the roof deck. The penthouse will feature a spiral staircase leading to a study and two private roof decks, $2899 per month.

Building amenities include an entertainment area on the rooftop deck with gorgeous views of the CWE and downtown, a 2nd-floor fitness studio, and indoor parking. Tenants pay a $25 per month technology fee for internet and cable.

There have been many new and exciting real estate projects in the Central West End over the past several years, and while they are all important additions to the vibrancy of the neighborhood, among the most significant, in my opinion, is one that will stare in the face of what has become known as the Delmar Divide.

This fall the Euclid Plaza Building, also known as 625 N. Euclid, will be transformed into Lofts@ Euclid. The photo above shows the building when it was General Van & Storage, prior to a 1980s renovation by Union Sarah Economic Development Corporation when it became Euclid Plaza.

Peoria, IL-based developer, Cullinan Properties, purchased the six-story building, above right, in March, and plans a gut rehab of the 150,000 s.f. property. Project architects for Lofts@Euclid are Tom Cohen and Tom McGraw of Cohen Architecture, St. Louis.

David Dewey, Cullinan's Senior Vice President for Acquisitions & Development, emailed that Lofts@Euclid will include 87 studio, one, and two-bedroom units. The units will have 12' 9" ceilings, new windows and HVAC systems, new wiring and plumbing, stainless steel appliances with granite counter tops, and hardwood floors. Amenities will include a state-of-the-art fitness center, and a secured entry with a full-time management and leasing office on site. There will also be a 10,000 s.f. roof-top oasis and heated indoor parking on the ground floor and basement level. Rents will range from $850 to $2,400. The 1st floor will include 8,500 s.f. of retail space.

Plans for the project were reviewed by the Central West End Association's Planning & Development Committee for compliance with CWE Historic District Standards. The committee recommended favorable action by the City's Cultural Resources Office, and the National Park Service on the developer's application for Historic Tax Credits. The committee cited "…the importance of the project in introducing new vitality at the northern terminus of the Euclid commercial corridor, …the opportunity to signify a new gateway entrance to the CWE, and the potential of the project to enhance prospects for further redevelopment along Euclid Avenue to Fountain Park."
